Ukrainian Village is located on Chicago’s Northwest Side about 15-20 minutes outside the downtown Loop. If you include East Village as part of Ukrainian Village (otherwise known as East Ukrainian Village), the neighborhood's boundaries are Division Street to the north, Chicago Avenue to the south, Western Avenue to the west and Ashland Avenue to the east.

The three central neighborhoods that make up West Town — Ukrainian Village, East Village and Noble Square — align in a neat row. Combined together, their boundaries are Division Street to the north and Chicago Avenue to the south, Western Avenue and the Kennedy Expressway (I-90/94) to the west and east. The popular neighborhoods of Wicker Park and Humboldt Park hug the borders of Ukrainian Village / West Town.

The 3 Most Common Housing Types in Ukrainian Village and West Town

1. Simplex and Duplex Condos

In terms of housing inventory, the West Town neighborhoods have the most options when it comes to condos. One and two bedrooms are offered in a broad price range—depending on size, location and amenities—while larger three and four bedroom condos are less common but offer the most square footage and comfort level. One level apartments (a simplex) and two level apartments (a duplex up or duplex down) are the most common layouts.

Ukrainian Village real estate, both new construction and existing pre-owned, are found in smaller walk-up buildings and townhomes, with some larger buildings that have six to eight units. Some buildings are built new from the ground up, while others are vintage buildings that have completely rehabbed condo units.

These condos are examples of the housing inventory for Ukrainian Village and West Town real estate, which can range in price from $200,000 to over $1M:

Outside of businesses along the Chicago Avenue commercial corridor, Ukrainian Village remains a largely residential neighborhood with an abundance of single family home inventory. Choose between new construction and existing pre-owned homes.

Among the new construction in Ukrainian Village, the high-end to luxury price range will afford four to five bedroom homes complete with modern finishes. Among the pre-owned homes on the market, some have been recently updated and are move-in ready while others offer an opportunity for large scale renovation projects to create your own custom home.

Single family homes in Ukrainian Village typically offer quiet tree lined streets, private garage parking and spacious front and/or back yards. Some things to look for with our Ukrainian Village real estate agents are schools, such as the Level 1-rated Mitchell Elementary and Talcott school districts, and extra features such as skyline views.

  • 2212 W Iowa St – a typical 3-flat circa 1903 (often a brownstone or greystone like this, rather than wood framed when built after the Great Chicago Fire) that has three modern apartments after a gut rehab added new hardwood flooring, windows, plumbing, electrical and central AC

  • 2049 W Ohio St – not many vintage row homes remain on Chicago’s Northwest Side but this Ukrainian Village property built in 1888 offers two apartments on two levels, which can be rented as is, fully updated for premium rent or converted to a single family home
